How much does stucco work cost in Denver?
Stucco is priced per job, not per square foot off a chart, because the number turns on the size of the wall, how much of the old material has to come off, whether there is water damage underneath, and the texture and finish you choose. Can cracked or peeling stucco be repaired, or does the whole wall need replacing?
In most cases it can be repaired. Hairline cracks, chips and small failed areas are cut back to sound material, patched and re-textured. A full re-clad only makes sense when the damage is widespread or when water has been getting behind the wall long enough to affect what is underneath. Will a stucco repair match the rest of my wall?
That is the whole job. HJ Stucco matches both the texture — smooth, sand, skip trowel, lace or dash — and the colour, so the repaired area reads as part of the wall rather than as a patch. Do you work on commercial buildings as well as homes?
Yes. HJ Stucco works on both. Residential work runs from single repairs to full re-clads and remodels; commercial work covers storefronts, offices and multi-unit buildings, coordinated directly with owners, property managers, realtors and general contractors. Commercial jobs are phased so the business can keep trading while the exterior is being done.
What time of year can stucco be applied in Colorado?
Stucco needs temperatures to stay above freezing while it cures, so the main season in Colorado runs spring through autumn. What is EIFS, and is it different from regular stucco?
EIFS — an Exterior Insulation and Finish System, sometimes called synthetic stucco — is a layered assembly with insulation board behind the finish, which adds energy efficiency. Traditional stucco is a three-coat cement system applied over lath. They fail differently and they have to be repaired differently; patching EIFS as if it were traditional stucco is how walls end up trapping water. HJ Stucco installs and repairs both.
Do you do anything besides stucco?
Yes. Alongside stucco, HJ Stucco takes on fence repair and installation, drywall and texture, interior and exterior painting, concrete work and landscaping. It is common for a customer to have the crew handle several of these on the same visit — one Brighton commercial customer had roof shingles, mailboxes, building numbers and roof flashings done along with the stucco.
